MAINTENANCE Director/Supervisor

This position perform and/or supervise the day-to-day operations of the Maintenance Department in making repairs and conducting preventive maintenance, Schedules and directs major cleaning projects, Coordinates all Center moves, as appropriate, supervises assigned staff and performs other duties as assigned by supervisor. Read blueprints and manuals.
Maintain/repair motor controls, programmable controls, hydraulics, and pneumatics.
Operate hand and power tools safely.
Repair and/or replace electrical fixtures, motors, stoves, dryers, washers, medical equipment.
Check and replace faulty circuits or breakers, and low voltage electrical equipment such as call lights and alarms.
Perform carpentry work within the Center.
Assist in installation of shades and other window coverings.
Repair plaster and drywall.
Maintain plumbing system and fixtures in the Center.
Repair and/or replace faucets, drains, dishwashers, washing machines, pumps, and hot water tanks.
Maintain grounds and parking areas.
Assist with preventive maintenance schedule for systems and equipment.
Basic knowledge of electrical and plumbing, copper, galvanized, and plastic pipe; how to use and install each. (preferred)
Basic knowledge of HVAC unit maintenance and repairs. (preferred)
Working knowledge of building codes, fire regulations, and emergency plant operations. (preferred)
Demonstrated skills in construction techniques. Knowledge of materials used in building construction and maintenance. (preferred)
General experience in equipment maintenance; demonstrated skills in using proper basic hand tools and materials safely and correctly. (required)
Able to understand written and verbal instructions to completion of jobs; willingness and ability to learn. Able to assess physical plant problems and respond to physical plant problems.(required)
Able to work positively with co-workers, residents, resident families, agency inspectors, and vendors. (required)
Valid driver's license in the state of residence.
Industry experience or similar general maintenance and repair background is preferred.
